Helpful suggestions on how to present your home for inspection

First Impressions Do Count
First impressions are so important and are lasting. A clean, uncluttered, bright home invites interest. 
A welcoming and inviting atmosphere should be created.

Stand outside and take a walk through and list the items that may have a negative impact and require attention.  Attend to such items and also identify and enhance any unique features of the property. 

Welcome
A neat, tidy, well presented home says welcome.  The buyer must be able to imagine themselves living in your home, therefore appearance is important.  Location, accommodation and floor plan are the basic ingredients, however attention to the overall presentation of both exterior and interior is vital.

Light and ventilation should be bountiful.  A fresh coat of paint in suitable colours is an inexpensive way of adding new life to your home.  Plants and fresh flowers bring colour and life into a room and bring a little of the outside in.

Maintenance Free Zone
Attend to items such as:
Leaking taps
Front entrance (paint, garden)
Squeaking hinges and doors
Broken and torn fly screens
Broken and loose door furniture
Minor cracking

Why is it that some homes sell as soon as they hit the market and others languish for weeks or even months? The answer is simple. homes that sell quickly are priced right for their market. In most cases pricing is the one deciding factor as to how long or short a time a property will remain on the market.

Obviously, whenever a property is placed on the market it should be priced competitively, but it's important not to base the asking price entirely on what other homes in the area have sold for because the condition and features of these homes can be radically different.

Although they may have similar internal space, improvements or a more desirable location, the overall condition of the property and other seemingly small differences can add up to make a significant difference when it comes to price.

In determining the best price for a property one of the most important things you can do is to be objective. Naturally, all property owners have an emotional attachment to their house and because of these feelings they may overestimate what their home is worth.

But if you are thinking of placing your home on the market, try to put aside emotional attachments and look at your property with a logical and objective eye and make sure you undertake a comparative study of recent property sales in your area before you go to market.
